Renting or selling - which is more profitable in 2025?
In 2025, the Tbilisi real estate market is still active and diverse, which presents owners with an important choice: rent out an apartment and receive a stable income, or sell it and receive a one-time profit. Both options have their advantages and risks, depending on market trends, location and property type.
If we look at the market overview from a rental perspective - the average annual rental yield looks like this:
- The average rental yield in Tbilisi in the first quarter of 2025 is 7.8%.
- In some areas, such as Gldani, the yield reaches 8.4%;
- Return on Investment (ROI) is 7–9% per annum.
After peaking in 2022, rental prices decreased slightly in 2024, although stabilization is expected in the range of $9–10/m² in 2025. Through Airbnb and other platforms, short-term rentals can be more profitable, although they require more management.
Sales in the real estate market are steadily increasing, with more than 3,200 apartments sold in April 2025, an increase compared to the same period last year. Last year, real estate prices in Tbilisi increased by 11.6%, indicating the strength of the market.
According to the latest data, the average cost of a 1 sq.m. apartment in Tbilisi reaches 1300 dollars and it is constantly growing, which indicates its high profitability. Selling an apartment will give you a large income at once and an asset that you can invest wisely or use for investment.
However, you should be aware of potential market fluctuations that may affect the selling price. Remember, after selling, it may be difficult to buy a similar property for the same price.
If you want a steady, long-term income and are prepared to manage the property, renting may be right for you. On the other hand, if you want a large lump sum income and don't want to be actively involved in managing the property, selling may be a better choice.
