City within a city: Gldani as a real estate investment hub
Located in the northern part of Tbilisi, Gldani is one of the fastest growing and developing districts today. Its unique planning, well-developed infrastructure and growing demand for real estate make it particularly attractive from an investment perspective.
Gldani’s historical transformation
The history of Gldani begins in 1968, when the communist authorities of Tbilisi commissioned architect Temur Bochorishvili to create a project for the district. In 1969, after approval from Moscow, construction began, and the first residents began to settle in in 1971. Initially, Gldani was considered one of the “sleeping districts”, but its unique planning – a central public line and microdistricts oriented around it – turned the district into a functional and modern residential environment.
In historical sources, Gldani first appears in the records of Vasili Ezosmodzhvari, and archaeological excavations conducted in 1975-76 revealed that this area had been inhabited since ancient times. Today, Gldani is one of the most urbanized districts of Tbilisi, with a population of over 180,000.
In the last decade, Gldani has undergone an unprecedented transformation. As a result of massive development, modern residential complexes, shopping and entertainment centers, public institutions, and recreational zones have appeared here. In addition, the Gldani district is served by two metro stations - "Akhmeteli" and "Sarajishvili", which further increases its attractiveness.

The district is home to more than 25 public schools, the Tbilisi State Drama Theater (Sandro Akhmeteli Theater), Gldani Park, and other public spaces. Important infrastructure projects are still ongoing today - among the priorities of the district administration are the renovation of roads and sewage systems, the rehabilitation of squares and green zones.
Gldani is one of the most sought-after districts in the real estate market. In recent years, apartment prices here have been growing rapidly and are already approaching those of the city's central districts. This is due to the growing popularity of the district, well-developed infrastructure, and new residential projects.
Gldani is attractive to both local buyers and investors who want to purchase profitable property. The demand for new residential complexes is high, which also strengthens the apartment rental market. Accordingly, investing in Gldani is promising and brings stable profits.
Gldani is one of the most promising districts of Tbilisi today. Its urban development, high investment potential, and growing demand for real estate make it one of the best locations for both developers and buyers.
Construction company "Solum Development" offers a new project in Gldani V m/d, 10 minutes from Akhmeteli metro station. The project consists of one 12-storey residential building, the minimum area starts from 42 sq.m. The building will be equipped in accordance with Resolution 41, with modern building materials and thermal insulation, which reduces gas and electric energy costs for heating and cooling by 20%. You will find a well-developed infrastructure around the building, a public transport stop, Gldani Football Center and shopping facilities.
