What is a tenant panel?

Tenant Panel is an online system where you can get complete and updated information about your purchased real estate at any time - easily, quickly and securely.

Through the panel, you can:

  • View real estate data;
  • Control payments and view status;
  • Receive financial documents;
  • Communicate with your personal manager.

Where can I find and how do I access the tenant panel?

The tenant panel can be accessed from the official website of "Solum Development". In the upper right corner of the page there is a button "Authorize" - after clicking on it you will be taken to the appropriate page.

For authorization, you need to perform the following steps:

   

     -  Specify your personal number;

     -  Enter the phone number specified in the contract;

     -  Receive a one-time verification code via SMS;

     -  After entering the code, click the "Authorize" button and log in to your personal page.

What will you find in the tenant panel?

When you log in to your personal dashboard, you will find the following information:

1. Purchased real estate

The panel displays the real estate you have purchased according to the relevant projects - both ongoing and completed. Basic information is indicated for each object: apartment number, block and floor.

2. Data and Update

The first date - the date of the last accounting entry, i.e. the date of the last update of the transferred amounts and payments (note that the entries in the system are updated every two weeks. For example, if the entry was updated on the 15th, and on the 16th you transferred the amount to be paid, this will not be reflected in the system yet.);

The second date - the date of the last payment made by the tenant;

Earned amount - we have implemented a "referral system", a kind of recommendation model. If you have a friend, relative or close friend who is interested in purchasing an apartment and indicates your individual referral code when purchasing an apartment, the recommender receives 300 GEL after a successful sale. Every tenant has a button in the panel "Earn amount" which, when clicked, a pop-up window appears and you see your code, you should tell your relative this code to indicate when buying an apartment;

Balance - After using your referral code, when a new buyer enters your individual code when purchasing an apartment, 300 GEL will be credited to your balance, which you can use only by transferring it to the building maintenance balance;

Tenant data and amount to be paid - by clicking on the button, the tenant's name and surname, mobile number, e-mail address will appear. As well as the remaining amount to be paid from the total cost of the apartment.

3. Invoice

Monthly invoice - an invoice for the monthly payment schedule specified in the purchase agreement, indicating the amount to be paid and the company's details;

Invoice to be sent to the bank - when the tenant wants to transfer to a bank and completes an interest-free internal installment plan with the company, he requests an invoice indicating the full value of the real estate, the amount paid, and the amount to be paid.

4. We are ready to help you

There is a button "We are ready to help you" in the panel, by clicking on which a pop-up window will appear and you will see the contact information (name/surname and phone number) of your personal manager (from whom you purchased the apartment) and the tenant relations manager.

5. Real Estate Data

Your panel displays real estate data:

  • Date of purchase and execution of the purchase agreement;
  • Type of real estate - apartment, duplex or garage;
  • Total area of ​​the apartment and balcony square footage;
  • PDF file of the purchase agreement;
  • Price per square meter;
  • Registration in the public registry;
  • Total value of the real estate;
  • Amount already paid and its percentage;
  • Remaining amount to be paid and the corresponding interest;
  • Debt, if the tenant violates the schedule stipulated by the contract and exceeds the number of payments, the amount of debt and months are automatically displayed in the panel;
  • Final payment date specified in the contract.

6. Payment schedule

At the bottom of the panel, you will see a schedule sorted by months, showing which months have already been paid and which are to be paid.

  • Schedule - payment schedule established in accordance with the purchase agreement;
  • Deposits - the date of the monthly payment made by the tenant;
  • Overdue list - the date and amount of the monthly payment made by the tenant.
